After 16 years in business, we have learned a couple of things. Probably the most important is this: we firmly believe the design/build approach is the best way to approach any building project. Design/build simply means the designer and builder collaborate during the design and construction phase. This collaboration is sorely lacking in the conventional design process, leading to many of the problems that you hear about with building projects.
Design With Us
The main advantage of design/build is that we are on the same team, with the same goals, and we, as the designer and builder, are your advocates throughout the entire project, rather than competing entities. Our goals are aligned from the start: turn your dreams into a beautiful design that can be built within your budget, and make the process as smooth and enjoyable as possible. We have 2 wonderful architects, a lead designer, and 3 experienced interior designers on staff to handle the design phase with you.

The Process
We begin each project with a phone consultation followed by a site-specific feasibility review. Once we understand any zoning constraints, we will lead you through the design process. We will carefully document each decision along the way to develop a comprehensive set of construction documents that ensures your custom project is built exactly as you envision it. We work with industry leading 3D modeling software to bring your project to life, and provide color renderings to ensure that you understand the shape of the building, and to help select interior and exterior finishes.
As the design progresses, we will provide you detailed cost estimates, project evaluation allowing you to understand construction costs at an early stage, when it is still easy to make changes, and ensuring the design stays within budget. We will coordinate with the required consultants, like a structural engineer and Title -24 energy consultant, and assemble additional documentation required for permitting with your local jurisdiction. Finally, we will submit the plans and applications for all required permits, respond to questions and comments from reviewing departments, and keep you updated until you have a building permit in hand.
Once we have a permit, we will do a final fixed bid for construction. If you choose to have our company do the construction phase, we will do a detailed handoff to one of our Project Managers, who will oversee the construction phase from start to finish. Build
